Dallas Horse Farm Arena & Site Work
Dallas, Georgia | Arena Grading, Footing & Equestrian Site Work
Multiple projects completed across return visits to improve arena conditions, footing performance and other working areas throughout the horse farm.
The Projects
J Wells Precision Grading has returned to this Dallas horse farm for multiple projects as the property’s needs have evolved. Work has ranged from indoor and outdoor arena improvements to access, foundation preparation, parking-area reconstruction and other site work, with each project planned around the existing property and its continued use.
Arena work has included reconditioning and precision grading of the outdoor riding arena as well as a separate indoor arena renovation. Elsewhere on the property, J Wells provided foundation and site work for a large deck constructed off the side of a steep slope, including developing an access trail so equipment and staged materials could reach the work area. The project ultimately extended beyond the earthwork into deck construction itself.
Another return visit addressed a deteriorated parking area where damaged pavement and unsuitable underlying soil were removed and the area rebuilt with base rock and asphalt millings. The work was planned around an existing paved walkway that needed to remain intact to preserve wheelchair access to the property’s trailer classroom.
The Work
Work at the Dallas horse farm has ranged from access and parking improvements to complete arena renovation and ongoing riding-surface maintenance.
A deteriorated parking and access area was reconstructed after the existing pavement and unsuitable underlying soil were removed, in some areas to nearly a foot below the original surface. The area was rebuilt with approximately six to seven inches of compacted aggregate base followed by roughly four to five inches of asphalt millings, also roller compacted. The work included the main parking area, access between the trailer classroom and indoor arena, and improvements to the lower access trail serving equipment and implement storage. Existing pavement was retained where practical to preserve wheelchair access to the classroom’s handicap ramp.
The indoor arena required a more extensive renovation. Existing footing was stripped, loaded and hauled off site, exposing an uneven subgrade with significant high areas that had created inconsistent footing depths across the arena. The subgrade was reworked into a consistent single plane before new washed river sand footing was imported, placed and graded. A geotextile footing additive was then distributed across the arena according to the specified material coverage and incorporated into the new riding surface before final grading.
J Wells has also returned to the outdoor arena on separate occasions. After roughly a decade with little corrective work, the arena required substantial regrading to address an inconsistent surface left by the original construction and years of use. Approximately 18 months after the initial reconditioning, J Wells returned for another maintenance grade along with additional improvements intended to help the existing arena manage water more effectively. Each visit focused on working within the limitations of the original construction while restoring a more consistent, usable riding surface.
