The Project

The property owner was developing the site into a working horse farm and needed more than a single grading operation. The project required site preparation, material handling, access improvements, drainage considerations, and finished areas that would support both immediate construction and the property’s long-term use.

J Wells handled the earthwork as the site developed, coordinating grading and material placement around the different phases of the project. Rather than treating each area as an isolated task, the work was approached with the finished farm in mind — including how equipment, vehicles, horses, and future improvements would move through and use the property.

One area initially used for staging construction materials was graded with its future purpose already considered. Once staging was complete, that same area was finished into a round pen, avoiding unnecessary rework and making the site serve both the construction process and the completed farm.

The Work

The site was developed in phases as the horse farm took shape, with grading and material placement coordinated around the barn construction, arena, access roads, drainage, and other improvements.

Work included site preparation, aggregate placement, access construction, drainage shaping, building-area grading, and preparation of the riding and working areas. Material deliveries and equipment access were planned around the site so larger trucks could be used where conditions allowed, improving efficiency while limiting unnecessary handling.

Grades and finished surfaces were established with the completed property in mind—not simply the immediate task—so roads, structures, riding areas, drainage, and future improvements worked together as the farm developed.
